The globe and the wordmark.
The mark is a globe drawn with meridian lines: the thing we do is locate. The wordmark is Manrope, set wide and in capitals, converted to outlines so it never depends on a font being installed. Together they are the primary logo; the mark works alone where the lockup would be too small to read.

Survey palette. One accent.
The palette reads like a survey map: a warm paper ground, an ink for everything written, hairlines for structure, and a single orange for the one thing you should look at. Named tokens are what the website's CSS uses (--mcg-…).
Page background. Every surface starts here. Never pure white.
Second surface: cards, table stripes, pill fills, the map's land.
Hairlines, borders, dividers. 1px, never thicker.
Headlines, body text, the dark button, dark grounds. Never #000.
Secondary text, nav links, eyebrow labels on light.
Tertiary text, disabled states, captions, data-ticker dividers.
One job: the call to action and the found site. Use it sparingly so it still means something.
Parks and water on the map, a quiet secondary tone in charts. Never for text.
Proportion
If a layout feels like it needs a second accent, it needs less accent. Juniper and the Ink greys carry all secondary information.
Text pairings (all pass WCAG AA)
The "street light" ramp
Used wherever something narrows down: the hero map, funnels, stage charts, progress. Dark to light to hot, so the final state is the only one in color.
Manrope speaks. Plex Mono labels.
Manrope is a geometric sans with enough warmth to carry a headline at 90px and enough discipline for body text. IBM Plex Mono is the voice of the data: eyebrows, buttons, numbers, captions. Two faces, no third.
Most site searches start with a map and a hunch. Ours starts with the data, then narrows to the handful of sites that actually fit what you need. Keep lines around 65 characters; never justify; one idea per paragraph.

Plain, fast, specific.
How we sound
Short sentences. Numbers instead of adjectives. We say what we did and what the data shows; we don't say we're "excited." No exclamation marks, no emoji, no industry filler.
We are Texas-wide. Copy never narrows Meridian to Austin or Central Texas unless a specific deal is in Austin.
Calls to action read Find Site Now — title case, no period, and they always link to the booking page.

Social post rules
Ground background, Ink text, one line of Accent at most. Headline in Manrope 500 at 80–96px on a 1080 canvas, 96px margins, eyebrow in Plex Mono at the top, lockup bottom-left. Photos, when used, get the same treatment as the website map: desaturated, Ink-tinted, with text on a solid panel. Never put type over a busy image.

Signature uses Arial and Consolas on purpose — web fonts don't survive email clients. The HTML is in the asset pack as email-signature.html.
Decks and documents
Ground page, Ink text, Manrope 500 titles, Plex Mono section labels and page numbers. One Accent element per slide at most (a rule, a number, a highlighted parcel). Lockup on the cover and the closing slide only; the mark alone in the footer at 24px. Charts use the street-light ramp or Ink greys — never a rainbow.

- Clear space: the height of the mark on every side. Minimum width: lockup 140px / 35mm; mark 24px / 8mm.

- Dark button (headers): Ink fill, Ground text, same shape. Hover → Accent.
- Corners: pills for buttons and chips; 4px for inputs; 12px for panels/modals. Borders 1px Line. No drop shadows except a modal overlay (rgba(20,26,31,.72)).

COMPLIANCE (Texas real estate)
- Footer / long-form materials carry: Information About Brokerage Services (TREC) and TREC Consumer Protection Notice links, and "Equal Housing Opportunity". Brokerage of record is listed in the site footer.
